Pentre Bach Holiday Cottages Terms and Conditions

1. THE CONTRACT
The Contract for a short-term holiday rental will be between Pentre Bach Holiday Cottages (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the following booking conditions. UK Law will govern the Contract. The contract of hire is not effective until we have received the deposit. The contract will be subject to these booking conditions, and must be complied with. The party leader must be at least 18 years of age at the time of booking and prior to arrival we must be provided with a list containing the names, ages and contact details of all guests. If any of the guests are non-UK residents then we also require their passport number.

2. PAYMENT
A firm booking will be made on receipt of the deposit to the value of £60 for one of the cottages or £100 for the main house. The Hirer is then liable for payment of the balance of the total sum due at least four weeks prior to the start of the holiday. In the event of bookings made within four weeks of the arrival date, the full amount will be due at the time of booking.

3. SECURITY DEPOSIT
 A security deposit of £150 for the main house and £80 for each cottage booked is payable four weeks before your holiday or at the time of booking if within four weeks of arrival. Subject to the propery being returned to us in a good, clean condition the deposit will be returned to you within two weeks of the end of your stay. If there are any breakages, excessive cleaning and/or complaints from neighbours or other guests then reasonable costs will be taken from the deposit before it is refunded. In the event that the cost of putting right the property, owing to damage caused by or due to the negligence of the Hirer, exceeds the amount of security deposit Pentre Bach Holiday Cottages reserve the right to pursue the Hirer for the full costs involved. 

4. CANCELLATION
In the event that you are unable to come on the holiday you have booked then we are happy to either postpone your holiday to a future date or give you a full refund of the money you have paid.
If we are unable to open due to Covid-19 restrictions imposed by the  Welsh Government  then all payments will be refunded in full, unless the Hirer wishes to postpone their booking.

5. OCCUPANCY
 Only the number of people who booked may occupy the booked accommodation. Sub-letting or assignment of the let is strictly prohibited. Personal property of Hirer and other guests occupying the accommodation is not the responsibility of Pentre Bach Holiday Cottages. Vehicles and personal property are left at your own risk.

6. PERIOD OF HIRE
You should not arrive before 5pm on the commencement date, and leave by 9.30am on the day of departure unless you have specifically agreed different times with us in advance. It is important that you are ready to leave at the agreed time as we do require additional time to clean and prepare the property for other guests. You must not use the property except for the purpose of a holiday and not for any other purpose or longer period. The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to any assured tenancy or any statutory protection under the Housing Acts.
7.  AVAILABILITY OF ACCOMMODATION
If for any reason the accommodation is not available to you on the dates booked due to unforeseen circumstances, Pentre Bach Holiday Cottages will take reasonable steps to find suitable alternative accommodation. If suitable accommodation is not available then all sums paid by the Hirer will be refunded. Pentre Bach Holiday Cottages will have no further liability to the Hirer or any other party.

8. DOGS
The Hirer may bring one dog in the cottage or two dogs in the main house by arrangement for a charge of £20 per dog. The Hirer must agree to accept our common sense list of 'Doggie Do's and Doggie Don'ts' which will be sent at the time of booking. The Hirer should bring their own dog’s bedding. The dog must be house trained, confined to public rooms, not allowed on furniture and never left unattended in properties. Out of doors, dogs must be kept under control and they must not be allowed into the front field if sheep are grazing. On no account must dogs be allowed to foul in the garden areas. Pet owners are obliged to leave the property dog hair and odour free. If this obligation is not fulfilled any additional cleaning etc will be chargeable.

9. WIFI - INTERNET ACCESS
We do not make a charge for wireless internet access, and it is therefore provided on a ‘best endeavours’ basis only. It is provided without guarantee and we cannot accept responsibility for any problems caused or losses incurred should it not be available to you. Neither shall we be responsible for anything that you download, knowingly or otherwise, and responsibility for the security and safety of any equipment you connect to our wireless internet facility remains with the Hirer.

10. LIABILITY
Pentre Bach Holiday Cottages will not be liable to you the Hirer or your party for any loss howsoever it may have occurred. You must take all necessary steps to ensure your own safety and to protect your possessions.

11. SUITABILITY
We reserve the right to not hand over the accommodation to anyone who, in our opinion, is not suitable to take charge of the property – in any such case all moneys shall be refunded and the Contract terminated without further liability. We also reserve the right to terminate the Contract at any time or remove any person or persons due to unreasonable behaviour, damage to property or causing or likely to cause annoyance or offence to other guests or neighbours. In such a case any refund would be entirely at the discretion of Pentre Bach Holiday Cottages.

12. CARE OF THE PROPERTY
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects. You must leave them in the same state of repair, and in a reasonable clean and tidy condition at the end of the rental period. You must not use the properties for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed in any of the properties. Any damages will have to be paid for in full within seven days of notification. We recommend that you have insurance in place to cover this.

13. RIGHT OF ENTRY
We reserve the right of entry into the property at all reasonable times for the purpose of inspection or to carry out any necessary repairs or maintenance work.

14. COMPLAINTS
We will make every effort to ensure that you have a stress free holiday. However if you do experience any problems during your stay or if you have any cause for complaint then please do not hesitate to raise the issue with us and we will do our best to resolve it. We value your business and we would like to feel that you will want to return again.
